The Victorian government confirmed last week that additional express services will run on the Ballarat-Melbourne rail corridor from July 2027, cutting peak travel times by 18 minutes and placing Alfredton within easy daily reach of Southern Cross.

Melbourne median house prices now sit above $780,000, pushing more buyers westward along the rail line where Ballarat's overall median remains $510,000. The new timetable removes the need for a change at Ballarat station for many services, directly linking Alfredton residents to Melbourne employment hubs without extra transfers.

Alfredton growth corridor draws Melbourne overflow

Alfredton already records the fastest lot sales in the city, with estates along Learmonth Street and Carngham Road releasing 120 blocks this quarter. The suburb sits five minutes by car from the Ballarat Railway Station and borders the established Lake Wendouree precinct, where heritage homes on the western edge continue to attract downsizers. Local real estate agents report weekly inquiries from Melbourne families who previously considered only Bacchus Marsh or Melton.

CoreLogic data for the June quarter showed Alfredton median prices at $485,000, up 9 per cent from the same period in 2025. Across Ballarat the annual clearance rate reached 72 per cent, with properties under $550,000 selling in an average of 22 days. The state government's Regional Rail Revival program, which delivered track upgrades between Ballan and Ballarat last year, underpins the 2027 timetable changes.

Buyers advised to check planning overlays now

Prospective purchasers should review the City of Ballarat planning scheme amendments scheduled for exhibition in September, particularly those affecting the Alfredton growth corridor. Early inspection of properties near the proposed park-and-ride facility at the western end of Learmonth Street may secure access to the new express stops before prices adjust further.
