A four-bedroom weatherboard on the eastern edge of Lake Wendouree cleared at $1.32 million under the hammer on 4 July, the highest single result recorded at Ballarat auctions this month.
The sale comes as Melbourne buyers continue to inspect properties within two hours of the city, pushing clearance rates in Ballarat above the 60 per cent mark for the third straight month. Local agents report that homes listed above $900,000 now attract three or more genuine bidders on average, a shift from the quieter June period when many lots passed in.
Local sales patterns in established pockets
The Wendouree property sits two blocks from the Ballarat Yacht Club and backs onto the shared path that runs around the lake. Its result has already prompted fresh valuations for three comparable heritage homes listed on nearby streets, including one on Mill Street that was withdrawn from auction last week and is now expected to list at $1.15 million. In Alfredton, the growth corridor along Learmonth Road, developers are watching the same data as they price stage-three lots at the new Ballarat North Primary School catchment.
CoreLogic figures released on 8 July show Ballarat’s median house price at $510,000, with the top decile rising 4.8 per cent over the past quarter. Auction clearance across the city reached 67 per cent last weekend, the strongest figure since March. Three properties in the $1 million-plus bracket sold, compared with none in the corresponding week of 2025.
Next steps for buyers and vendors
Vendors with similar homes in Lake Wendouree and Alfredton are now scheduling inspections for the next three weekends, while buyers are being advised to obtain building inspections before auction to avoid post-sale renegotiations. The Real Estate Institute of Victoria’s next Ballarat market update is due on 22 July and is expected to include updated clearance data for the full month.
